By accessing or using the HouseSwapp website, mobile applications, or related services (collectively, the “Service”), you agree to be bound by these Terms of Service (“Terms”). HouseSwapp is operated by TipTap LTD, a company incorporated in Cyprus (“HouseSwapp”, “we”, “us”, or “our”). If you do not agree to these Terms, you must not access or use the Service.
1. About HouseSwapp
HouseSwapp is a members-only platform that facilitates temporary home exchanges between individuals. Eligible properties may include houses, apartments, rooms, cabins, holiday homes, and other residential accommodations worldwide.
HouseSwapp provides the online platform through which members may create listings, communicate with one another, arrange exchanges, and, where available, purchase optional swap insurance. HouseSwapp does not own, manage, control, inspect, endorse, or guarantee any property listed on the platform.
Except where expressly stated, HouseSwapp is not a landlord, tenant, real estate agent, travel agency, accommodation provider, insurer, or party to any agreement entered into between members.
2. Eligibility and Accounts
To use the Service, you must:
- Be at least 18 years of age;
- Have the legal capacity to enter into binding agreements;
- Provide accurate, complete, and up-to-date information;
- Comply with these Terms and all applicable laws.
You are responsible for maintaining the confidentiality of your account credentials and for all activity conducted through your account.
A complete profile, including your name, telephone number, and city of residence, is required before you may create listings, send swap requests, or use member chat features.
We reserve the right to suspend, restrict, or terminate accounts that violate these Terms, provide false information, engage in fraudulent conduct, harass other members, or otherwise misuse the Service.
3. Identity Verification
To promote trust and safety within the community, HouseSwapp may require identity verification before a member accepts a swap request, confirms an exchange, or purchases swap insurance associated with a confirmed exchange.
Members may browse listings, create an account, publish a listing, communicate with other members, and express interest in exchanges without completing identity verification.
Where verification is required, members may be asked to provide a government-issued photo identification document and a selfie through the HouseSwapp platform.
Verification may involve automated review processes, including AI-assisted document analysis provided by third-party service providers, such as OpenAI, for the purpose of confirming identity, detecting fraudulent submissions, and identifying unreadable or invalid documents. Verification may also involve manual review by authorised personnel where necessary.
Documents submitted for verification are temporarily stored in encrypted cloud infrastructure, including Cloudflare R2, during the verification process. Such documents are not stored on HouseSwapp-operated servers and are deleted following completion of the verification process, subject to legal, regulatory, or fraud-prevention requirements.
HouseSwapp generally retains only:
- Verification status (approved, pending, or rejected);
- Verification date;
- Verified legal name where applicable;
- Internal audit and fraud-prevention references.
We may require re-verification where required by law, where fraud indicators are detected, or where material changes are made to a member’s profile.

4. Listings and Availability
Members who publish listings (“Hosts”) must ensure that all information provided is accurate, complete, and not misleading, including:
- Property descriptions;
- Photographs;
- Amenities;
- Occupancy capacity;
- Availability dates;
- House rules; and
- Any restrictions applicable to the property.
A listing marked as “Available Now” indicates that the property is generally open to exchange proposals, subject to availability and any existing commitments.
Hosts are solely responsible for ensuring that they have all necessary rights, permissions, and legal authority to offer a property for temporary exchange and for complying with all applicable laws, regulations, lease obligations, co-ownership arrangements, and other restrictions.
5. Swap Requests, Communication, and Matching
HouseSwapp enables members to propose exchanges, communicate through platform tools, and evaluate potential swap opportunities.
Members are encouraged to conduct communications through the platform until an exchange has been agreed.
HouseSwapp may provide recommendations, matching scores, search rankings, maps, and other automated suggestions. Such tools are provided solely for convenience and informational purposes and do not constitute guarantees regarding compatibility, member conduct, property condition, availability, safety, or the likelihood of a successful exchange.
Direct Matching
HouseSwapp may suggest properties based on information provided by members, including preferred destinations, property types, travel dates, occupancy requirements, amenities, and other stated preferences.
A higher matching score indicates a closer alignment with the preferences provided by members but does not guarantee that an exchange will occur.
Three-Way Exchanges
Members who opt into three-way matching may receive suggestions involving circular exchanges among three participating households.
Automated matching systems may consider factors including:
- Destination preferences;
- Property type preferences;
- Minimum occupancy requirements;
- Bedrooms and sleeping capacity;
- Amenities;
- Availability and preferred travel periods;
- Date flexibility; and
- Participation in three-way matching.
HouseSwapp does not disclose proprietary matching algorithms, scoring methodologies, or source code.
Indicating interest in a proposed three-way exchange does not create a binding agreement. Members must separately agree on dates, house rules, and any applicable insurance arrangements before an exchange is confirmed.
6. Member Exchange Agreement
By accepting a swap request or purchasing insurance associated with an agreed exchange, each participating member represents and agrees that they will:
- Honour agreed travel and occupancy dates;
- Communicate material changes promptly;
- Respect the property, belongings, and house rules of the other member;
- Leave the property in a reasonably clean and orderly condition;
- Refrain from commercial subletting, unauthorised occupancy, or misuse of the exchange arrangement;
- Comply with all applicable laws and regulations; and
- Cooperate in good faith in resolving disputes, damage claims, or other issues arising from the exchange.
Each exchange constitutes a private agreement between participating members. HouseSwapp facilitates introductions and platform functionality but is not a party to any occupancy agreement, exchange agreement, or arrangement entered into between members.
7. Insurance
HouseSwapp may offer optional swap insurance products through third-party insurers.
Where insurance is offered, the applicable policy wording, insurer identity, coverage limits, exclusions, deductibles, eligibility requirements, and claims procedures will be presented during checkout.
Members are responsible for reviewing all policy documentation before purchase.
Insurance coverage supplements, and does not replace, member due diligence, personal insurance policies, security arrangements, or legal rights available under applicable law.
In the event of any inconsistency between these Terms and the insurance policy documentation, the insurance policy documentation shall prevail.
8. Fees and Payments
Certain features of the Service may be provided free of charge, while others may require payment.
Before completing any purchase, HouseSwapp will display the applicable fees, taxes, currency, and payment terms.
By submitting payment information and completing a transaction, you authorise HouseSwapp and its payment providers to charge the applicable amounts.
Unless otherwise required by law, fees are non-refundable once services have been provided.
9. Member Responsibilities and Prohibited Conduct
Members must use the Service responsibly, lawfully, and respectfully.
You agree not to:
- Create false or misleading profiles or listings;
- Impersonate another person;
- Circumvent verification procedures;
- Harass, threaten, intimidate, or abuse other members;
- Upload malicious software, viruses, or harmful code;
- Scrape, harvest, or extract data from the Service without authorisation;
- Use the Service for unlawful purposes;
- Facilitate illegal accommodation arrangements;
- Engage in commercial rental arbitrage disguised as home exchange activity; or
- Violate any applicable law, regulation, or third-party right.
Members should report safety concerns, damage, fraud, or suspected misuse promptly.
In emergencies, members should first contact the appropriate local emergency services.
10. User Content and Licence
Members retain ownership of photographs, descriptions, reviews, messages, and other content submitted to the Service (“User Content”).
By uploading User Content, you grant TipTap LTD a worldwide, non-exclusive, royalty-free licence to host, reproduce, display, distribute, modify for formatting purposes, and promote such content solely for the operation, maintenance, improvement, and marketing of the Service.
You represent that you possess all rights necessary to submit the User Content and grant the licence described above.
11. Disclaimers and Limitation of Liability
To the maximum extent permitted by applicable law, the Service is provided on an “as is” and “as available” basis.
HouseSwapp does not guarantee:
- The accuracy of listings;
- The condition, safety, legality, or suitability of properties;
- Member conduct;
- The availability of the Service;
- The success of any exchange; or
- The availability of insurance products.
Nothing in these Terms excludes or limits liability where such exclusion or limitation is prohibited by applicable law.
Subject to the foregoing, TipTap LTD’s total aggregate liability arising out of or relating to the Service shall not exceed the greater of:
(a) the total amount paid by the affected member to HouseSwapp during the twelve (12) months preceding the event giving rise to the claim; or
(b) EUR 100.
This limitation applies regardless of the legal theory on which a claim is based and includes claims arising in contract, tort, negligence, statutory duty, or otherwise.
12. Disputes Between Members
Members are encouraged to attempt to resolve disputes directly through platform communications.
HouseSwapp may, at its discretion, provide assistance, guidance, or access to available insurance claims procedures. However, HouseSwapp is not obligated to investigate, mediate, arbitrate, or resolve disputes between members.
Nothing in these Terms restricts a member’s right to pursue legal remedies available under applicable law.
13. Governing Law and Jurisdiction
These Terms shall be governed by and construed in accordance with the laws of Cyprus.
Where mandatory consumer protection laws in a member’s country of residence provide additional rights or protections, those rights shall remain unaffected.
Any dispute arising out of or relating to these Terms or the Service shall be subject to the exclusive jurisdiction of the courts of Cyprus, except where mandatory consumer protection laws provide otherwise.
14. Account Deletion and Data Retention
Members may delete their account through the account settings available within the Service or by using the account deletion tools provided by HouseSwapp, including Delete my data (when signed in) and Delete your account.
Questions relating to privacy, data protection, or GDPR rights may be directed to privacy@houseswapp.com.
Following account deletion, certain information may be retained where required by law, necessary for fraud prevention, insurance administration, dispute resolution, enforcement of these Terms, or protection of legal rights.
Where possible, retained information will be anonymised or minimised.
15. Changes to These Terms
HouseSwapp may modify these Terms from time to time.
Where required by law, we will provide notice of material changes before they take effect.
Your continued use of the Service following the effective date of updated Terms constitutes acceptance of those changes.
If you do not agree to any updated Terms, you must discontinue use of the Service.
